These are the rules of our business - please review carefully.

Schedule

Check-In: 4:00pm – 9:00pm
Check-Out: 11:00am

If you find that you will be arriving later than 9:00pm, please make arrangements with us via telephone, email or text.

Reservation Policies

Deposits: We do not require any deposit at the time of booking for reservations made directly with the Inn. Full payment is due at the time of your stay.

Credit Cards: We accept all major credit cards and cash.

Cancellations: We understand that changes in plans/circumstances may require you to cancel your reservation. If a cancellation is necessary, all we ask is that you provide us with as much advance notice as possible so that we can make the room available again for booking.

Occupancy: All rooms are double occupancy only unless prior arrangements have been made. Occupancy at Vine Cottage is limited to a maximum of 10 guests.

Ages: Children under the age of 18 may not stay at the Manor House, however all ages are welcome at Vine Cottage.

Accessibility

Due to the historic nature of The Inn at Forest Oaks, access for those with mobility limitations is not available.

All bedrooms in the Manor House are located on the second floor with no elevator access.

Although Vine Cottage has first floor bedrooms, the first-floor bathroom is not conducive to use by those with mobility limitations.

Alcohol

The Inn at Forest Oaks does not serve or sell alcohol, however, guests may bring their own alcohol provided they follow all applicable laws of the State of Virginia.

Under no circumstances shall any person under the age of 21 partake in the consumption of alcohol on the property.

Breakfast

A full hot breakfast is served every morning. We normally serve our guests at 8:30am however we can accommodate those needing an earlier breakfast time.

Hot coffee is available in the kitchen after 7:00am for early-birds. Please notify us in advance if you have any dietary restrictions. We can normally provide gluten-free, vegan and vegetarian options with advance notice.

Breakfast is not included for guests of The Vine Cottage.

Pets: Yours and Ours

At the request of Molly, our dog, pets are not allowed in the Manor House or Vine Cottage. Molly has full access of the Manor House so please be aware that she will greet you and most likely ask for a tummy rub at some point during your stay.

We have four horses on the property, Sadie and her son Sam along with Sophie and her son Whiskey. Although they are good-natured, horses are very instinctive and may make sudden moves or actions if startled. Under no circumstances are guests allowed in the barn or horse paddock. Guests are free to visit with the horses, however, please be aware that they can bite. Children must not be allowed to feed or visit them unsupervised.

Please do not feed the horses without our permission.

Smoking and Fire Safety

Smoking: The Inn at Forest Oaks is a smoke free establishment. Smoking is not permitted in or near either the Manor House or Vine Cottage. Smoking is permitted outdoors on the property however not on any outdoor porch or portico.

Fire Safety: No candles, incense, or fires in fireplaces are allowed in the Manor House bedrooms or in Vine Cottage.

Food Service

Per the Code of Virginia 12VAC5-421-10, a bed & breakfast establishment is exempt from the definition and requirements of a food establishment.

Notice to guests for whom food is prepared for and to whom food is offered shall be provided that food is prepared in a kitchen that is not licensed as a restaurant and is not subject to the regulations governing restaurants.
