These are the rules of our business - please review carefully.

Guided Check-Inn & Tours: 3:00pm – 7:00pm

Self Check-In with Welcome Letter: 7:00pm – 11:00pm

Check-Out: 11:00am

Reservation Policies

Deposits: We do not require any deposit at the time of booking for reservations made directly with the Inn. Full payment is due at the time of your stay.

Credit Cards: We accept all major credit cards and cash.

Cancellations: Sometimes changes in plans / circumstances may require you to cancel your reservation. As we are a small boutique inn, having as much advance notice of this situation is greatly appreciated in order for us to potentially rebook the room(s). If a cancellation occurs within 72 hours of your arrival day, we will collect the entire amount due for the stay. We thank you for your understanding.

Occupancy: All rooms are double occupancy only unless prior arrangements have been made. Occupancy at Vine Cottage is limited to a maximum of 10 guests.

Accessibility

Due to the historic nature of The Inn at Forest Oaks, access for those with mobility limitations is not available.

All bedrooms in the Manor House are located on the second floor with no elevator access.

Although Vine Cottage has first floor bedrooms, the first-floor bathroom is not conducive to use by those with mobility limitations.

Alcohol

The Inn at Forest Oaks does not serve or sell alcohol, however, guests may bring their own alcohol provided they follow all applicable laws of the State of Virginia.

Under no circumstances shall any person under the age of 21 partake in the consumption of alcohol on the property.

Breakfast

A full hot breakfast is served every morning at 9:00am. We can package to-go breakfasts for those with earlier plans.

Hot coffee is available in the kitchen after 7:00 am. Please notify us in advance if you have any dietary and food allergy restrictions.

Breakfast is not included for guests of The Vine Cottage.

Children & Pets

Children: Guests must be 12 years of age or older to stay in the Manor House, but all ages are welcome at Vine Cottage.

Pets: Pets are not allowed in the Manor House or Vine Cottage.

Smoking & Fire Safety

Smoking: The Inn at Forest Oaks is a smoke free establishment. Smoking is not permitted in or near either the Manor House or Vine Cottage. Smoking is permitted outdoors on the property however not on any outdoor porch or portico.

Fire Safety: No candles, incense, or fires in fireplaces are allowed in the Manor House bedrooms or in Vine Cottage.

Food Service

Per the Code of Virginia 12VAC5-421-10, a bed & breakfast establishment is exempt from the definition and requirements of a food establishment.

Notice to guests for whom food is prepared for and to whom food is offered shall be provided that food is prepared in a kitchen that is not licensed as a restaurant and is not subject to the regulations governing restaurants.
